Following our request to collaborate on the future planning for Bush and Talisheek, Planning Director Ross Liner has responded positively. He has agreed to schedule a meeting in March to discuss the path forward, following the removal of the "Town Center" designation.

In a direct email exchange regarding the sudden removal of content from the Corridor Study website, Planning Director Ross Liner confirmed that the disappearance of the "Corridor Enhancement" and "Environmentally Sensitive" sections was a consultant error and that they will be restored. He distinguished this from the "Town Center" language, which was removed by directive.

Ross Liner's Response:
"See below in red."
Original Message (From [email protected], 1/27/2026 3:17 PM):
Mr. Liner, Thank you for the quick and transparent reply... In light of your confirmation that the “Corridor Enhancement” and “Environmentally Sensitive” sections will be restored, our group has two specific follow-up requests:
1. Request for Current Draft Text: Since the website content is currently being repaired by the consultant, could you please email us the most current PDF draft of the actual proposed ordinance text?
"Please visit [stpgov.org/zoning] monthly to determine if any rezoning requests are being made in the vicinity of your group's interest. Please review the Feb 3 Zoning Commission packet." — Ross Liner
2. Clarification on Geographic Scope: Regarding the "Corridor Enhancement" rules that are being restored: Do these rules apply solely to the enhancement corridor along US 190 and LA 434, or do they apply to the entire 1-mile buffer radius along the full length of LA 3241?
"Solely to 190/434 not the entire 1-mile study area." — Ross Liner
Previous Message in Chain (From Ross Liner, 1/27/2026 1:50 PM):
Replying to Tommy Rodriguez (1/26/2026):
Removal of Overlay Definitions: The version saved on December 12th included definitions for "Town Center," "Environmentally Sensitive," and "Corridor Enhancement." These have been removed.
"Consultant should've only removed 'town center.' They have been contacted to place the 'corridor enhancement' and 'environmentally sensitive' areas back online." — Ross Liner
Question 1: Was this text removed to avoid committing to specific zoning concepts too early?
"Consultant mistakenly removed content other than 'town center' and will restore soon." — Ross Liner
Question 2: Does this removal signal that the project scope has been split?
"Consultant mistakenly removed content other than 'town center' and will restore soon." — Ross Liner
Question 3: Addition of Case Study Maps (US 190 and LA 434) highlighting non-compliant properties.
"This content has always been online." — Ross Liner
The official packet for the February 3rd Zoning Commission meeting has been released. The Planning Department has formally recommended the removal of the Town Center Subarea nodes for Bush.
Additionally, the "Garden Home" density regulations have been requested for postponement for 60 days to allow for further review. This is a direct result of community pressure.
During the public meeting, Commissioner Narcisse acknowledged the potential for this plan to be a "bombshell" and noted the lack of public awareness. This video record contradicts private assurances that "nothing is happening."
